Recently, the earthquake commission of New Zealand, EQC, announced that anyone who has purchased a repaired house after the quakes could lodge a new claim if they are experiencing issues that haven't been fixed correctly. This further help from EQC required homeowners to register for eligibility. Pre-Purchase House & Building Inspections

Our Auckland & Christchurch building inspections services don't always have to be earthquake or flood-related; you may want pre-purchase building inspections for healthy homes compliance, or moisture detection and structural integrity prior to making a property purchase. For homes that need repairing, when onsite, we can give you verbal recommendations for any property repairs required and run a few minor house levelling tests to get an indication of your best complete repair strategy. This service can be 100% free, although, upon certain findings, there may be charges incurred. We send you a document in advance so you're aware of the potential findings that may occur, our terms, and any related charges that might be required. This all occurs prior to our visit.

If you'd like to engage Wrightway for a more comprehensive inspection report, or post earthquake building assessment, our licensed build practitioners will provide a scope of works and written building reports suitable for lodging with either EQC or the insurance companies. Aside from earthquake repairs, flood restoration and building inspections, Wrightway Construction offers free building inspections on any house or building project you have, regardless of whether it's already in progress or yet to commence. If you need a second opinion on your building project, and you've already engaged with another construction or building company, Wrightway's team of building inspectors have the necessary experience to overview your project, liaise with your local council ensuring you're treated fairly, and the project runs safely and smoothly giving you an additional layer of management and peace of mind.

Initially, our property inspectors will visit your construction site, assess the workmanship to date with verbal recommendations, and we'll do this for free. If there is a reasonable cause for overlaying our project management service, we'll happily advise you of your best options. It's important not to upset the current contractors but instead to create structure, accountability and goals.

    Wrightway Construction visits your Auckland or Canterbury home to assess your damage and will verbalise all areas that will require flood restoration or earthquake repairs. This consultation is free but note; we may discover issues that have subsequent costs. If you’d like further written reports to be produced and assistance in preparing information to be lodged to EQC or insurance providers, then we’ll happily discuss your best options.

    Scope of Works

    Once engaged, Wrightway will then return to their office and create detailed estimates for submission to EQC or insurance companies on your behalf. Wrightway collates all documentation at this point and formats it in such a way that suits EQC or insurance providers for easy processing.

    Timeline of Repairs

    You’re provided with milestones, allowing you a clear timeline and knowledge of what to expect. From the moment Wrightway enters your home to commence repairs until the time of completion, it can take approximately 8-12 weeks. Building Inspection FAQ's

Call the 0800 Damage tel number for EQC. They will then request that you need to contact a contractor who specialises in Earthquake repairs. Please call Wrightway at this stage.

Most house cracks are cosmetic and can be repaired very easily. The cracks that require a more in-depth repair are: Foundation, as a guideline only, if the crack has displaced, meaning an area of foundation has pushed out from its original position. Floor slab: if the crack has opened up beyond 10mm. Gib board: If the crack is not on a sheet joint and is torn.

A visual check of all areas is required, floor slab and sub floor where possible, foundation, cladding, roof, floor tiles and internal walls. Recommend taking dated photographs of any areas of concern. If the damage is immediately hazardous, call 0800 Damage and request emergency works.

There are many signs, mainly cracking to substrates such as gib board, brick cladding. Floor levels may seem differant to usual.

Yes, movement can occur from changes in season. The internal corners of timbers windows will often show movement with temperature changes. Areas where timber meets gib can sometimes show cracking which can be due to something as simple as a flexible sealant required.

Yes, as concrete cures it quite often cracks, this is natural shrinkage that takes place while curing.

Not always, wooden floors sit on timber joists so it is inevitable that over time you will get some movement which will cause squeaking. The Canterbury earthquake sequence was a known factor to cause or make any existing squeaks worsen.

A common cause is usually age related, in the old days nails were used instead of today, where collated floor screws are used. Glue is also used in modern day flooring methods.

You cannot totally earthquake proof a building.

A few reasons, natural ground settlement over the years. Earthquakes, poor construction techniques or materials.

Ideally no but many older buildings were built without the use of roofing felt or paper, roofing felt or paper is used nowadays and acts as a breathable/waterproof barrier between the roofing truss and the roof tile/sheet etc.

Possibly due to the Canterbury earthquake sequence or possibly due to the age of the building.

There may be a lack of adhesive under the tile or there may be a crack running under the floor tiles caused by the Canterbury earthquake sequence.
